Properties undergoing repair or refurbishment represent a significantly
greater risk than a normally occupied household. The threat of fire or
water damage is increased and accidents become more likely given
the presence of tools and machinery on site. Buildings works are also
a target for intruders, who are attracted to valuable tools and building materials
and can often gain easier access, particularly if the property
is vacant.
James Hallam suggests the following basic steps:

Only employ building firms of the
highest reputation and
preferably based upon personal referral.

Establish whether the Contractor is using all
‘own staff’ or whether
sub-contractors will be employed.

Obtain a copy of the contract conditions and
send to us so that we
can check them on your behalf.

Obtain details of the contractor’s insurance
policies. We can do this for you.

Review the protections which the contractor is
planning to make
to your property during the works period, especially if there are major structural
works involved. Will plant and tools etc be left
at your property overnight?

Consider a payment structure which results
in you only making a
final payment when you are totally satisfied with the work done. |
